GPM Group Realty has great expertise evaluating the performance of existing vendors and their contracts. We are able to negotiate new service contracts and renewals as needed. Our hands-on approach for hiring and supervising construction personnel consists of: soliciting service proposals, bid analysis, coordination of approval process, managing change order process and documentation, and coordination of construction and/or repair schedule with vendors and tenants. We perform strict maintenance of vendor files.

GPM Group Realty accounting spans our clients diverse needs in today's marketplace. We are able to collect monthly rents, prepare and serve delinquency notices, and collect past due balances while keeping disputes to a minimum. Additionally we track and institute annual rent increases per current LA Housing Department code(s). GPM Group Realty provides accounts payable, accounts receivable, and security deposit tracking. Our budgetary services include the creation and management of annual operating budgets and the implementation of multi-year capital improvement budgets.

GPM Group Realty ensures accurate lease maintenance. We perform market research, revise rental rates as needed, and list available vacant properties on the GPM Website, Craigslist, Westside Rentals and in local neighborhood publications. We negotiate leases, amendments, renewals and prepare legal memos (e.g. 3-Day Cure or Quit notices) in a timely manner. All lease documents are abstracted and maintained as separate lease files. GPM Group Realty regularly attends Real Estate conferences to stay current on Landlord / Tenant law.
